The one step many home buyers do in the wrong order
How to buy your family’s home without a last-minute money shock, even if you have already found the flat you love.

Many buyers sign the property agreement first and apply for the loan later. That’s when the surprises start.

I started my career in home loans in 2002, at HBL Global, sourcing home loans for HDFC Ltd. Then came Axis Bank, Barclays, Standard Chartered and Aditya Birla Capital. Since 2017, at Aadhya Financial Consultancy, I’ve helped families and business owners get the right loan from the right lender.

Step 5: get home loan sanction, before you sign
Why each one matters: the 3 money surprises they save you from
Home loan sanctioned
The sanction tells you how much the bank will lend on your income, and on what terms. Without it, you’re signing on a guess.
Property valued by the bank
The final loan also depends on the bank’s valuation. If it comes in below your purchase price, the loan is smaller and the gap comes from your own money.
Property papers checked by the bank
The bank’s lawyer checks the title, approvals and society papers. If something is missing, the payment to the seller waits, even after you have signed.

The home loan checklist
Tick every box before you sign. If one is blank, wait or ask us.
1. Cost of the flat
2. Bank charges
3. Your cash flow
4. Sanction letter terms
5. Property checks
6. Payment timeline

Next: where the money will come from, and where it will go →
Where the money goes, and where it comes from
List every cost before you sign. Leave blank what doesn’t apply. We fill in stamp duty, registration and GST for you; change them if your figures differ.
1. Uses of funds: buying the home
2. Uses of funds: setting up home
3. Uses of funds: cost of the loan
4. Sources of funds
Banks usually fund only the property price, within the RBI limit (90% up to Rs 30 lakh, 80% up to Rs 75 lakh, 75% above). Stamp duty, registration, interiors, white goods and loan charges usually come from your own money; interiors can sometimes be funded later through a top-up loan. Mumbai stamp duty is usually 6% (women buyers may get a 1% concession); registration is 1%, up to Rs 30,000; GST of 5% applies to under-construction flats. Figures are estimates; confirm with your lender.
Will the monthly budget work?
Money coming in, versus money going out, including your new EMI.
Money coming in (every month)
Your new home loan
Money going out (every month)
A simple rule many lenders use: all your EMIs together should stay within about half of your take-home income. Keep at least 6 months of expenses aside as an emergency fund. Figures are estimates for planning only; final terms are decided by the lender.
