QUESTIONS

Questions, answered

How is home loan eligibility calculated?

Lenders allow a share of your take-home salary for all EMIs together. This calculator uses 75% of take-home, a guide many lenders apply for higher incomes, minus your existing EMIs. That EMI room is turned into a loan amount at a typical current home loan rate and your tenure. The tenure is up to 30 years and the loan must end by age 70 of the older applicant.

How can I increase my home loan eligibility?

Add an earning co-applicant, choose a longer tenure, close small loans before you apply, and keep your credit record strong. Every Rs 10,000 of EMI you close adds about Rs 14.6 lakh of eligibility over 30 years.

Does a co-applicant increase home loan eligibility?

Yes. An earning spouse or parent adds their income, so the EMI room and the loan amount both go up.

How does my age affect my home loan?

Most lenders want the loan to end by around age 70 for salaried borrowers, and cap the tenure at 30 years. A shorter tenure means a higher EMI on each lakh, so the same salary supports a smaller loan. A younger earning co-applicant can help.

Is this the final amount a bank will give?

No. It is a guide. Each lender has its own policy for income, age, employer and property. A 20-minute call gives a realistic figure for your profile.
