Loan against property questions, answered
How much loan can I get against my property?
Lenders can fund up to about 75% of the market value for a home, and up to about 70% for an office or shop, subject to the lender's conditions. The final amount also depends on your income as per ITR and existing EMIs.
Can I use a loan against property for my business?
Yes. Business use is accepted: expansion, a new premises, stock, or replacing costlier loans. It is long-term money, so it keeps your working capital limits free for day-to-day needs.
Can I take a loan against a property that is let out?
Yes. A let-out flat, shop or office can raise funds, and with a good tenant on a registered lease, the loan can be based on the future rent (lease rental discounting).
Will it affect my working capital limits?
They stay intact when it's planned well. We check which property is already mortgaged and what your working capital bank may need, before you sign.
What documents do I need?
Typically your last 2 to 3 years' ITR with computation, 12 months' main bank account statement, GST return summary, details of existing loans and the complete property papers. We give you a checklist for your case.
How long can a loan against property run?
Up to 15 years, with the loan ending by age 65 of the older applicant.
