Questions, answered
How much top-up can I get on my home loan?
Lenders fund up to an RBI limit of your home's value, minus what you still owe, and your salary must carry all your EMIs. Up to Rs 30 lakh of total loan the limit is 90% of value, up to Rs 75 lakh it is 80%, and above that 75%.
Is a top-up cheaper than a personal loan?
Usually, yes. A top-up is secured by your home, so its rate is close to the home loan rate, often 3 to 4% lower than a personal loan, and it can run for many more years.
Can I get a top-up if my loan is with another bank?
Yes. You can ask your current lender, or move your loan with a top-up to a lender that offers better terms, in one process.
What can a top-up be used for?
Renovation, furnishing, children's education, a wedding or closing costlier loans. Lenders ask for the purpose, and most genuine family needs are accepted.
